A vision of Kassie Smith to bring back a historic country club to the area, while infusing a high dense masterplan community much needed for the area, due to the arrival of Micron. With an awarded infrastructure grant from the Governor for $3M and large City support, the project is set to have 103 market rate homes in place in a lifestyle masterplan community, by early 2028.
Designed to directly support the regional economic expansion driven by Micron Technology's influx of over 50,000 workers to Central New York, this multi-phase development addresses critical housing demand through a diverse product mix—ranging from luxury townhomes and single-family residences to premier country club estate lots.
Phases 1 and 2 deliver 260 single-family and multi-family residences priced from $450,000 to $650,000, centered around an exclusive private resident clubhouse alongside extensive public amenities.

Built for density, this 84 acre lifestyle community includes a mix of condominium and single family row homes. The challenge was that 40% of the land sat on wetlands; combine a density of 400 units vertically and 150 row homes accomplished density, and using the wetlands as an amenity with a planned trail system and wooded nature preservation habitat with walking paths, raised the value of the property. In Progress - 270 Acre Resort Mixed-Use Residential Community, Marina + Golf - SW Florida
Paradise Isle is a “Master Planned Resort Residential Community”, full entitled and ready for development. The focus is to uplift the area to create a “lifestyle experience” and a unique “destination” driven with “hospitality and amenities” . Paradise Isle is one of the largest development projects that was planned for the area. River Refuge LLC purchased the 270 acres, inclusive of golf course and existing marina base as distressed assets. The timeline is expected to span 5-7 years. The overall impact fell in line with the downtown redevelopment plan already in full progress, but the timeline was extended after the devastation from the hurricanes. The project was well received by County.

The 320 acre Mediterranean resort became known as "a jewel in the desert" . A vision of Transcontinental Corporation that took a decade and a half from concept to conception.
Awarded an 8-year contract with the master developer to assist in the design development, planning and development services of the entire resort.
Lake Las Vegas Resort carried this Mediterranean style village consistently throughout. Working with the master developer on planning , design and execution, our challenge was brining authenticity to life, carrying the vision throughout each luxury villa subdivision, hotel and retail establishment. Each buildings had specific formats to follow to execute this authentic looking Italian style. Custom building products were sourced from Italy and our travels took us shopping internationally for unique artifacts to incorporate consistency and authenticity throughout the entire resort.
Our affluent UHNW buyer and guest looked for a destination experience that transcended them into an authentic new world away from the glitz of the Las Vegas strip.
