
KS Global has partnered with land owners to acquire, masterplan and entitle the first large housing projects in planning for the new $100 Billion Micron Chip Plant in upstate NY that broke ground November 2025. The total of these project offers almost 1000 units of housing over the next 24 months. With 4,000 workers expected on site in the next 12 months, NY State has made our projects a priority. Obtaining infrastructure grants and early Capital approvals, we are ready to release these projects for acquisition to enable development.
In addition, a new 180 Key Hyatt House extended stay business hotel and conference center, is in planning and available for a developer interest. This is 1.5 miles from Micron site.

80 ACRE MASTER PLANNED COMMUNITY

Acquisition of Land with Project:
Henry Clay subdivision, 5 miles from Micron Chip plant. KSG developed a dense lifestyle community master plan at the request of the town council. Initial approvals from town council were given to move forward with the submitted masterplan for 460 condominiums and 150 row homes. These homes will be on the edge of a wooded habitat nature preserve with hiking and bike paths.
Surveys are being conducted now and engineering plans, to move forward for submittal to NYS Environmental agencies (SEQR) and NYS Economic Development Agency. KSG and land owners are moving forward with full entitlements and hope to have completed by late 2027.
Grants and bonds are being applied for with County and State. Initial construction funding has been offered.

160 ACRE ENTITLED MASTER PLANNED COMMUNITY

Acquisition of Land with Approved Project:
Lafayette Hills Estate and Country Club is the largest approved master planned community ever to come to Syracuse. KSG has developed an approved plan which calls for a dense lifestyle community, country club + event center, golf course, parks, walking + bike trails, amenity lake, 300+ home mix (townhomes, single family and estate homes). The project is planned as the first market rate housing to supply the $100 Billion MICRON Chip plant that broke ground November 2025. Development costs are available with projections.
The City of Syracuse and all NY State Agencies, including EIS (Economic Development) and SEQA (Environmental) have given first approvals ready for development in August 2025. Final entitlements and first phase subdivision approvals are set for August 2026. We are already receiving enquiries for reservations. Homes plans have been pre-approved by the City.
